Under the direct impact of the drop in consumption and industrial activity, the logistics sector has been particularly affected this

year by the economic slowdown.

· With a fall of 34%, take-up of warehouses on the French market has very clearly declined, to 1.7 million sq m. While results in the

Greater Paris Region (GPR) show some contrast, with 8% growth on major transactions initiated in 2008, the market in the regions shows a somewhat lackluster performance (Table 1).

· The warehouse market has clearly been carried this year by the realization of turnkey and owner-occupier operations.

· Immediately available supply of warehouses has grown by 33%, and amounts to over 2.7 million sq m. in France (Table 1). This increase is mostly due to the availability of second-hand spaces rather than to delivery of new projects. Developers and investors have slowed or stopped the implementation of any new speculative projects.

· Pressure on rental values in the four main French logistics markets (GPR, Lyon, Marseilles and the North) is continuing, while it has changed very little in the so-called developing markets.
